When does a shed need a permit in Red Deer?

The City of Red Deer says a detached accessory building needs both a development permit and a building permit if it is greater than 10 m² (107 sq. ft.), or if it is less than 10 m² but over 2.8 m (9 ft.) high. Smaller structures that stay within those criteria do not need those permits, but still have to meet placement rules. Check the City’s detached garage and shed guide for the current requirements and ask the permit office about a building at the exact 10 m² boundary.

Where can you place a shed?

Red Deer says accessory buildings cannot be placed in the front yard or over a gas line. The usual minimum distance from a side property line is 0.9 m (3 ft.); corner lots may differ. Rear setbacks vary with the property, including whether a utility right-of-way is present. The City provides separate diagrams for ordinary lots, lots with a utility right-of-way and corner sites. A small shed that does not need a permit still needs to respect the applicable placement rule.

Before you choose a shed size, locate the property lines, utilities and any right-of-way. Measure the delivery path as well as the final footprint. A pre-built building must be able to reach the prepared location safely.

Size, height and services

For most Red Deer properties, the City’s guide says total site coverage by all buildings is limited to 45% of the lot, but the exact rule depends on zoning. It also lists a maximum height of 5.0 m and one storey for detached garages and similar structures, measured from grade to peak. The zone and parcel details matter, so use the City’s interactive map rather than treating these figures as approval for a particular property. Electrical, gas, heating and plumbing work may need separate trade permits.

Before you order a portable shed

  1. Check your property’s zone and the City’s lot diagrams.
  2. Add up the footprint of existing buildings and the proposed shed.
  3. Check height, setbacks, utilities and delivery access.
  4. Confirm which development, building and trade permits apply.
  5. Choose the final design and arrange delivery after approval.
