Do you need a permit for a shed in Edmonton?
Most detached accessory buildings in Edmonton require a development permit and a building permit, issued together through the City’s Home Improvement Permit process. The City lists an exemption for a small detached accessory building less than 10 m² (108 sq. ft.) only when it also meets all of its height, location, site coverage and utility conditions. A shed exactly 10 m², a shed connected to services or one that misses a placement rule should not be assumed exempt. See the City of Edmonton’s detached garage and shed permit guide.
Conditions for a small permit-exempt shed
Edmonton says the building must be detached from the house and other buildings, have no electricity, plumbing or gas connection, and have a roof midpoint no higher than 4.3 m. It must also meet the City’s location rules: generally 0.6 m from an interior side property line, 0.6 m from the rear property line and 0.9 m from another building on the site. The City notes exceptions for some low structures close to side or rear lines. A shed cannot go in the front yard or exceed the zone’s maximum site coverage. The North Saskatchewan River Valley and Ravine System Protection Overlay can trigger a permit even for a small building.
These are combined conditions, not a menu. If one does not fit your plan, check with the City before buying or placing the shed.
Pre-built and portable sheds still count
Edmonton specifically says that kits, packages and pre-assembled structures larger than 10 m² require permits. Being built off-site or delivered on skids does not, by itself, remove the permit requirement. The City may ask for manufacturer specifications or engineering information when reviewing a proposal. Ask about those documents before ordering a larger building.
Plan the site before selecting a model
Decide whether the building will hold garden tools, serve as a workshop or become a backyard office. Mark property lines and existing buildings on a sketch, check easements and lot coverage, then measure gates and the delivery route. If you want lighting, outlets, heat or plumbing, include that in your permit question from the beginning. The City’s permit guide also explains the application documents and trade permits that may apply.
Portable Buildings of Alberta supplies storage sheds, studio sheds and custom sheds. We can discuss dimensions and building options once you know the site constraints. Confirm approval with the City before arranging delivery.
